| 1. Foundation |
- Footing – 20” wide, 3000 3/4 poured concrete footing & lally column pads.
- Walls – 10” wide, 3000 3/4 poured concrete walls.
- Exterior walls will be coated with water-proofing material and foundation tie rods will be filled with hydraulic cement.
- Sill sealer between top of walls and pressure treated sills.
- Interior footing drains (perforated PVC pipe).
- Passive radon system tied into interior footing drain vented through roof via PVC pipe.
- Location and size of drops walls will be determined by the Builder.

| 2. Basement |
- Full unfinished basement with exposed concrete walls.
- Some lots will have insulated wood framed drop walls - location and size of drops to be determined by the Builder.
- Floor - 3000 3/4 poured concrete approximately 3”- 4” thick.
- Basement Access – precast concrete stair with steel bulkhead doors.
- Utilities - furnace, water heater, electric panel, duct work, domestic and sanitary piping to be located in the basement as determined by the Builder.

| 3. Garage |
- Style - two (2) car garage located on grade.
- Floor - 3000 3/4 poured concrete with fibermesh approximately 3"- 4" thick.
- Overhead Door - one (1) 16’-0”x7’-0” Raynor “Decade II” or equivalent with insulated panels.
- Overhead Door Finish - exterior in white steel with roughsawn raised panels, interior in white with vinyl backer.
- Overhead Door Operation - one (1) 1/2 hp Liftmaster electric motor, two (2) remote transmitters and one (1) outside wireless key pad.
- Interior Door - one (1) 2’-8”x6’-8” steel “six panel” insulated door with aluminum threshold.
- Window - one (1) double hung window located per the floor plan.
- Finish - all walls and ceilings will be insulated, sheetrocked and painted.
- Concrete surfaces will be left natural and unpainted.
- Beams and duct work will be boxed-in and sheetrocked.
- Buyer should consult the floor plans for the layout of the Garage.

| 4. Roof |
- Framing – (typical) 2”x10” roof rafters @ 16” o.c. with 7/16” OSB sheathing.
- Shingles - IKO “Cambridge” or equivalent raised type natural shadow asphalt, 25 year warranty, U/L Class "A" rated.
- White aluminum drip edge above all soffits.
- Step and roll flashing between clapboards and roof shingles.
- Ice and water barrier extending three feet up from all soffits and in all valleys.
- Continuous venting at all soffits and roof ridges.
- Color - Builder will match the roof shingle color either “Weatheredwood” or “Pewterwood” to the exterior paint color.

| 5. Exterior Walls & Finish |
- Framing – (typical) 2”x6” wood studs @ 16”o.c. with 7/16” OSB sheathing.
- Siding – Wolverine by Certainteed “American Legend” vinyl siding on exterior walls - Buyer will choose color from Builder’s samples.
- Exterior Trim - corners, soffits, rakes, fascia, frieze board, and miscellaneous pieces will be covered by either white vinyl or white aluminum.
- Gutters - seamless gutters and downspouts in white aluminum, location determined by Builder.

| 6. Exterior Doors |
- Exterior doors will be supplied by A&B Lumber, Pembroke New Hampshire.
- Front Entry – 3’-0” fiberglass “six panel” insulated with two (2) 1’-0” full view sidelites, aluminum threshold, and Schlage “Plymouth” series front entrance handle with separate lockset in polished brass.
- Deck - one (1) “B F Rich” 6’-0” sliding door with screen and grills between the glass.
- Trim – 1”x4” casings in white vinyl.
- Paint – front entry door will be painted with one coat of primer and one coat of finish.

| 7. Exterior Windows |
- Exterior windows will be A & B Lumber “Woodbridge” in white all vinyl.
- Window frames and sash (interior and exterior) will be white vinyl clad.
- All casement, stationary, and double hung windows will have double pane insulated glass with grills between the glass with a U- Value of .30 or less. Double Hung windows will have 6/6 typical pattern.
- Double hung windows will have white fiberglass screens (exterior), casement windows will have two (2) white fiberglass screens (interior), stationary & roundtop windows will have no screens.
- Window sizes will vary per location and house model - Buyer should consult the floor plans or Builder

| 8. Deck |
- Size - 10' x 10', height determined by lot grade, location per the floor plan.
- Railings – decorative top rails, square posts & balusters with chamfered edges, and decorative post caps. All materials covered in white vinyl.
- Decking – composite raised grain 5/4”x6” decking.
- Finish – pressure treated framing materials will be left natural.

| 9. Insulation |
- 5.5” R-21 kraft faced insulation in the stair wells, laundry and bathroom partitions.
- 5.5” R-21 kraft faced insulation in the stair treads, exterior partitions, garage partitions, and basement knee walls, if any.
- 9” R-30 kraft faced insulation in the basement ceiling, garage ceiling.
- R-38 kraft faced insulation and proper vents in vaulted and attic ceilings as required.
- Proper vents in vaulted ceilings as required.
- TYVEK or equivalent vapor wrap on all exterior walls.

| 10. Interior Trim |
- Baseboard - 3-1/2” one-piece colonial - all areas.
- Window and door casings - 2-1/2” one-piece colonial - all areas.
- Basement stairs - plywood risers & treads, pine hand rail.
- Pine trim will be paint grade (fingerjointed), oak trim will be stain grade.
- Buyer should refer to the floor plans for the layout of the stair system.

| 11. Interior Ceilings |
- Basement - ceiling height of approx. 7’-6” - excludes carrying beams and ductwork.
- First Floor - ceiling height of approx. 8’-4” (areas with vaults or raised ceilings will be higher).
- Finish - ceilings will have a smooth finish and will be painted.
- Raised Ceilings - vaulted and cathedral ceilings in certain models per the floor plans.

| 12. Interior Walls |
- 2”x4” wood studs @ 16” o.c. (typical) covered by 1/2” sheetrock.
- All sheetrock corners and seams will have three coats of joint compound and smooth finish.

- Style - six panel, raised grain, hollow core masonite doors (6’-8” typical) and bifold doors (6’-6” typical).
- Door Hardware - Schlage “Plymouth” series door knobs in polished brass with brass hinges.
- Bi-fold Hardware - polished brass round cabinet door pulls and brass hinges.
- Privacy Lock Sets - button lock doorsets for all bathrooms.
- Buyer should refer to the floor plans or consult the Builder for the various interior door types.

- Walls - two (2) coats of flat latex paint.
- Interior Doors - one (1) coat of semi-gloss latex paint.
- Pine trim - two (2) coats of semi-gloss latex paint.
- Oak trim - two (2) coats of clear polyurethane.
- Buyer will select one (1) interior wall color from the Builder's samples.
- Buyer will select one (1) interior trim color from the Builder's samples.
- Materials which come pre-primed may require only one (1) coat of field applied paint.

| 15. Floor Covering |
- Framing – (typical) 2”x10” floor joists @ 16” o.c. with 3/4" T&G OSB Advantek sheathing nailed & glued.
- Underlayment - 3/8” finish plywood in areas with ceramic tile only.
- Linoleum - installed in the kitchen - standard is Congoleum “Valuflor.”
- Ceramic Tile - installed in the foyer, laundry, main bath, & master bath - please see Builder’s samples for standard selections.
- Master Bath Tub Surround - installed above the soaking tub (approximately 16” high): Florida Tile “Artura #3201” 6”x6” gloss white with matching trim.
- Carpeting - installed in all other areas except the basement, garage and attic - standard is Designer’s Gallery “Justify Plus”.
- Padding - installed under carpeting - standard is “Cougar” 6.0 lb. rebond.
- Linoleum, ceramic tile, and carpet selections will be made from Builder's samples.
- Buyer should consult Builder for the layout of the floor covering in each house model.

| 16. Cabinetry |
- Style - Aristokraft “Sinclair” series birch cabinets (choice of finishes).
- Hinges - self closing, fully concealed, 180 degree swing.
- Hardware - operable drawers and cabinet doors will have “Amerock” pulls from builder’s selection.
- Upper Cabinets (kitchen only) will be 30" high except for 14" high above stove and refrigerator and will have matching crown molding.
- Kitchens will have one (1) refrigerator end panel and one (1) full depth refrigerator cabinet.

- Kitchen - one piece, post formed laminate with “superflo” front edge and molded backsplash.
- Baths - same as kitchen except in bathrooms.
- Type - laminate will be either Formica, Pionite or Wilsonart brands.
- Colors - to be selected by Buyer from Builder's samples.
- Buyer should refer to the floor plans for the layout of the kitchen & bathroom cabinetry.

- Water Closets – Sterling by Kohler”402315” 2 piece, elongated bowl, 1.6 GPF.
- Drop-in Lavs - Sterling by Kohler“442004” oval bowl in porcelain.

| 19. Heating & Ventilation |
- Type - forced hot air by natural gas, furnace located in the basement.
- Furnace - one (1) Trane or equivalent 100,000 BTU 92.50% efficiency with direct vent, PVC flue and condensation drain.
- Thermostat - one (1) located on the first floor - location will vary per the house model.
- Supply Duct Work - all lines will be rigid galvanized steel with insulation (some flex duct work approximately 5' feet from supply registers or around beams), air flow control dampers for each line, floor or wall registers on first and second floors in each room as required.
- Return Air – one (1) main duct line in the basement will be rigid galvanized steel, first floor will be ducted, second floor via wall returns, floor and wall registers as required.
- Note: actual supply and return sizing, layout, location of the thermostat, and location of supplies and returns will be determined by the heating and ventilation subcontractor and will vary per the house model.

Builder will supply and install a General Electric appliance package consisting of the following appliances:

Appliances are available in white on white, almond on almond or black on black.

| 21. Electrical |
- Service - 200 amp with circuit breaker panel located in the basement and individual house meter.
- Exterior Fixtures - three (3) total - two wall lights at the overhead door and one (1) wall light at the deck door. Wall and surface lights will have a white powder coat finish with polished brass accents.
- Exterior Outlets - two (2) weatherproof with covers located in the front of the house and at the deck.
- Switches & Outlets - pure white, located per code, GFI outlets where required.
- CATV & Telephone - three (3) RG6 CATV and three (3) CAT5 telephone - locations per Buyer.
- Junction Boxes - two (2) located in Foyer and Dining Area. Note: Buyer to supply fixture and pay electrical contractor to install.
- Ceiling Fan Box - prewiring for one (1) located in the Master Bedroom. Note: Buyer to supply fixture and pay electrical contractor to install.
- Recessed Fixtures - Eleven (11) - white baffles - Kitchen (4), Great room (2), halls (4) enrtry deck (1)
- Fluorescent Strip Lights – Master Bedroom walk in closet, Laundry, and pantry.
- Bathroom Strip Lights - one (1) per bath - exposed bulb, chrome finish, sized by Builder.
- Combination Light/Exhaust Fan - one (1) per bathroom - Nutone “763 RLN.”
- Bulb Lighting - located in the garage and basement - quantity determined by Builder.
- Electrical work will be in accordance with all applicable electrical and building codes.

| 22. Fire & Safety |
- Ceiling mounted hard wired combined smoke/carbon monoxide detectors with battery back-up located throughout the house per the building code for the Town of Tyngsborough.

| 23. Laundry Room/Closet |
- Laundry room/closet located on the first floor per the floor plans.
- Connections for hot and cold water with shut-off, stub for gas dryer, 110 volt outlet for washing machine and exterior dryer vent.
- Buyer will purchase its own washer and dryer and pay the cost of hook-ups for same.

| 24. Shelving |
- One (1) Closetmaid white epoxy coated steel shelf with hanger in the coat, laundry and hanging closets.
- Four (4) Closetmaid white epoxy coated steel shelves in the linen and pantry closets.

- Each bathroom will have 42" high wall mounted mirrors with polished edges extending the length of the countertop.

| 26. Front Steps |
- Dimensions - each house will have a 4’x7’ landing with either one or two steps to grade.
- Construction - pressure treated joists and stair stringers with composite raised grain 5/4”x6” decking.
- Finish - stair risers will be covered with white Azek PVC trim boards.

| 27. Front Walkway |
- Construction - individual “Boston Colonial” clay pavers set in sand.
- Layout - from the front entry steps to the driveway, size will depend upon the house model.
- As site conditions vary, Builder will determine the front walkway layout.

| 28. Utilities |
- Public sewer, water, gas, electric, telephone and cable television.
- All utility services in the street and between the house and the street will be located underground.

| 29. Driveway |
- Construction - two (2) coats of bituminous concrete (hot top) over gravel – 2” binder course, 1” finish course.
- Layout - approximately 20’ wide extending from the overhead door to the street
- As site conditions vary, Builder will determine the driveway layout.

| 30. Landscaping |
- Disturbed areas will be regraded to insure proper drainage and run-off.
- Disturbed areas will have sod and will be irrigated by an underground sprinkler system.
- Landscaping package to include sod, shrubs, plants, and trees - the exact size, type, and amount of shrubs, plants and trees will be determined by Builder.
- Bark mulch in all shrub and plant beds.
- Crushed stone around the entire foundation approximately 12” wide and under the deck.
- Retaining walls – “Pisa II” interlocking split face block in grey at walkout basements and drop walls, if any, as determined by the Builder.
- As site conditions vary, Builder will determine the landscaping layout.

| 31. Limited Warranty |
- In addition to any warranty for materials and labor given by the manufacturers and/or installers of the various components of the house, Builder shall offer a one (1) year Limited Warranty on the house. Please consult the actual Limited Warranty for a more exact description of limitations and coverages.

32. Builder Notes
|
- The Building Specifications are offered subject to change, omissions and errors by the Builder.
- The Builder reserves the right to substitute any of the above Building Specifications with materials of similar or greater quality.
